When is a certificate “ripe”?
Generally three years from the sale, if the taxes still haven’t been redeemed. I can walk you through the timing.
Do you file it with the court?
Yes. I prepare the complaint and notices and file with the Mohave County Superior Court.
What if the owner redeems?
If they pay before judgment, the case ends and you’re repaid your certificate amount plus interest.
What do you need from me?
Your certificate of purchase, the parcel number, and the names of the owner and any lienholders.
